Hire a Real Estate Broker

Selecting the right real estate broker is arguably the most important step to selling a home. It is crucial to find a broker like me, who is full-time, full-service, and knows this market area well. You can count on me to provide valuable knowledge and experience. I am \highly skilled in pricing, preparation, marketing and negotiations.

Prepare Your Home For Market

I will work with you to assess the presentation and condition of your home, and help make any necessary repairs or renovations to get your home ready for market, always aligning with your goals and needs. If professionals are required, I have a database of local, trusted vendors. I also recommend during this time that you have the home pre-inspected. The inspection report demonstrates transparency to buyers which creates greater confidence, often resulting in higher offers.

Set A Fair Market Price

Determining your home’s market value is essential. If you list too high, you risk deterring potential buyers and prolonging the selling process. But pricing too low could result in leaving money on the table. While automated valuation models (AVM’s) can provide a rough estimate, my expertise in comparing your property to local comparables in invaluable.

De-Cluttering & Staging

Cleaning, decluttering and staging your home are vital to increase its appeal to potential buyers. Staging in particular allows a buyer to emotionally connect to your home. I stage every home I bring to market, whether it’s lived in or vacant. This will lead to a quicker sale and higher sale price.

Listing Your Home

After an agreed upon fair market price has been determined and professional photos and videos taken, I will list the home on the Northwest  Multiple Listing Service (NWMLS) which then syndicates to all third party sites.

Tours & Showings

Once your home is listed, I will schedule Open Houses to help generate interest. Hopefully we will immediately start to get requests for showings. It is important for you to be flexible with showing times, so that it is easy for buyers to get in to see your home.

Receive Offers & Negotiate

The time it takes to receive offers will vary depending on the home and the current market. Keep in mind that the highest offer isn’t always the best. I will discuss each offer with you, and go over all of the details such as escalations, contingencies, closing dates, etc. so that you can make the best decision for your circumstances and bottom line.

Accepting An Offer & Finalizing Details

Once you have accepted an offer, there are usually inspections and appraisals that may take and additional two or more weeks. This step is important to ensure the buyer is satisfied with the property’s condition and value.

Closing The Sale

On the closing date, escrow will have the file ready to receive the buyer’s funds, and send the file to the county for final recording. Once recording numbers are in, the property has officially transferred ownership. Congratulations! You’ve sold your home.
